Maryland-based developer planning to build new housing development in Rockville

Maryland, (Qnnflash) – EYA, LLC, a Maryland-based developer, has joined forces with construction company Pulte to introduce a fresh housing development to the City of Rockville by the year 2024.

Dubbed the Farmstead District, this innovative enclave is set to comprise 370 residences, thoughtfully situated within a walkable locale that boasts retail outlets, recreational amenities, and convenient access to the Metro. EYA revealed the plans in August, highlighting the area’s potential.

The forthcoming neighborhood will be nestled on the grounds of the former King Buick dealership along Route 355, in close proximity to the Mattie J.T. Stepanek Park. This transformation follows a rezoning process that shifted the area from commercial to residential use, accompanied by the annexation of a portion of the site into Rockville. Prior to this annexation, the site was divided between Montgomery County and the City of Rockville.

Bob Youngentob, EYA’s Co-Founder & Executive Chairman, expressed his enthusiasm for the project, emphasizing its contributions to affordable housing and the enhanced quality of life for future residents. The Farmstead District will encompass an array of new townhomes and two-over-two condominiums, complemented by a modern community center, an outdoor pool, a children’s playground, and scenic walking trails.

The historical essence of the site, previously a functional farmstead, will be artfully integrated into the neighborhood’s architectural and design elements. Notably, the envisioned community center, aptly named “The Barn,” will provide a contemporary take on a traditional farm building, characterized by lofty ceilings and a distinctive metal roof. Public art will also adorn the area, including a vibrant plexiglass windmill that operates as a functioning artwork.

Bordering the 26-acre Mattie J.T. Stepanek Park, the new district will be enriched by an array of recreational offerings, encompassing sports fields, playgrounds for various age groups, tennis and pickleball courts, and even a dedicated Rockville Dog Park.

Anticipated to commence sales in the Fall of 2023, the Farmstead District is poised to unveil its first homes in 2024, contributing to the evolving landscape of the City of Rockville.
